There are many times when a loan modification is denied, appealed, and approved, but borrowers need all the time they can get to prepare for that appeal. In order to foreclose on a home, lenders must have all of the documents relevant to the mortgage, including the deed and the note. For example, banks no longer need a witness from each institution who handled the loan at one point.
